DMJC Mechanical Services Switchboard (MSSB) Replacement 

Scope of Work

The DMJC project involved the comprehensive replacement of both Mechanical Services Switchboards (MSSBs) within an operational facility. A critical requirement was to execute the replacements without causing any downtime to the building’s users, ensuring uninterrupted operations throughout the process.

Project Details

Mechanical Services Switchboards are pivotal in managing and distributing power to a building’s mechanical systems, including heating, ventilation, and air conditioning (HVAC), pumps, and other essential equipment. Over time, these switchboards can become outdated or less efficient, necessitating upgrades or replacements to maintain optimal performance and safety standards. 

For the DMJC project, the existing MSSBs had reached the end of their operational life, presenting risks of potential failures and inefficiencies. The challenge was to replace these critical components without disrupting the daily activities of the building’s occupants. 

 

Execution Strategy: 

Planning and Assessment: A thorough assessment of the existing switchboards was conducted to understand the current configuration and identify potential challenges. Detailed planning sessions were held to develop a strategy that would allow for seamless replacement activities without affecting building operations. 

Design and Customization: New MSSBs were designed to meet the specific requirements of the facility. This included selecting components that would enhance efficiency, ensure compliance with current standards, and provide scalability for future needs. 

Pre-Fabrication: To minimize on-site work and associated disruptions, the new switchboards were pre-fabricated off-site. This approach allowed for rigorous testing and quality assurance before installation. 

Phased Installation: A phased installation plan was developed to facilitate the switchboard replacement without interrupting the building’s operations. This involved: 

Temporary Power Solutions: Implementing temporary power setups to ensure continuous operation of mechanical systems during the switchover. 

After-Hours Work: Scheduling critical activities during off-peak hours to minimize impact on occupants. 

Sequential Replacement: Replacing one switchboard at a time, allowing the other to maintain system functionality. 

Testing and Commissioning: Post-installation, comprehensive testing was conducted to verify the performance and reliability of the new switchboards. This ensured that all systems were fully operational and met the specified requirements before final handover. 

 

Challenges and Solutions: 

  • Uninterrupted Operations: Maintaining continuous mechanical services was paramount. The use of temporary power solutions and strategic scheduling ensured that there was no downtime during the replacement process. 
  • Space Constraints: Working within existing infrastructure often presents spatial challenges. The pre-fabrication of switchboards allowed for precise customization, ensuring a perfect fit within the available space.
