High Residential Property Chiller Upgrade 

Scope of Work

MECS were engaged by a client to carry out a rapid chiller upgrade at a high-rise residential property. The project involved decommissioning the existing plant, removing outdated controls, installing a new Mechanical Services Switchboard (MSSB), and connecting the new chiller and pumps. The works were undertaken on a fast turnaround, with the added challenge of keeping cooling operational for residents throughout the upgrade.

Project Details

Decommissioning and Controls Upgrade 

The project began with safe isolation and strip-out of the old plant and control gear. The tired infrastructure was removed, making way for the new MSSB and controls system that would provide reliable operation for the upgraded chiller and pump arrangement. 

 

Installation and Sequencing 

Given the live residential environment, planning and sequencing were critical. Deliveries, lift bookings, and shutdown windows were coordinated in advance with the building management team. The MECS crew navigated narrow corridors, shared service lifts, and restricted access hours to carry out the works cleanly and efficiently. 

 

Maintaining Cooling 

To ensure residents remained comfortable, temporary cooling measures were maintained during the works. This approach allowed windows to stay shut and normal living conditions to continue without disruption. 

 

Testing and Commissioning 

Once the installation was complete, MECS conducted a full suite of checks including: 

  • Continuity and insulation testing of the MSSB 
  • Functional verification of the chiller and pump connections 
  • Live load and performance testing under real conditions 
  • Programming and optimisation of the new controls 
  • Comprehensive handover with documentation for the building management team 

 

Project Challenges & Solutions 

 

Live Environment Constraints 

  •  Working in an occupied residential property meant strict controls on noise, access, and scheduling. MECS minimised disruption by sequencing works after hours and coordinating closely with the building manager. 

Tight Turnaround  

  • With little room for delays, the team relied on precise planning, staged shutdowns, and timely equipment deliveries to stay on programme. 

Access Limitations  

  • Shared service lifts and confined corridors posed logistical challenges. The crew managed these constraints with detailed pre-planning and site discipline.
