Cygnus Parade Apartments Car Park Exhaust System 

Scope of Work

The project at Cygnus Parade Apartments in Waterford, Western Australia, involved the installation of climate control and exhaust equipment. The job covered 43 residential dwellings, each receiving a dedicated Daikin VRF setup. A fully engineered car park extraction system was also delivered to meet relevant building codes.

Project Details

VRF System Fit-Out 

Every dwelling was fitted with an independent air conditioning system. This layout provides specific temperature adjustment for individual occupants.  The installation required systematic coordination across multiple levels. Technicians routed refrigerant lines and electrical services through the core risers. 

 

Control Panel Fabrication 

The basement ventilation relies on a control board manufactured entirely in-house. Building the unit internally allowed for direct quality oversight before site delivery.  The assembly integrates ABB parts and a dedicated digital interface. This configuration efficiently manages all equipment inputs from the field. 

 

Exhaust System Commissioning 

The underground exhaust was configured to meet AS1668 requirements for safe air quality. Sensors continuously monitor carbon monoxide levels across the space. Fans activate automatically when specific thresholds are reached. This function clears harmful fumes and maintains ambient temperature control. 

 

Project Challenges and Solutions 

 

Integrating Controls and Sensors 

Linking the central digital screen with the field devices required exact calibration. Technicians programmed the display to show real-time data clearly. This setup assists facility managers with daily monitoring. It helps stop mechanical faults from going unnoticed during normal operation. 

 

Managing Staggered Work Schedules 

Coordinating the residential work alongside the heavy plant installation demanded strict scheduling. Trades staggered their floor-by-floor access to stop site congestion.  Constructing the custom board off-site kept the main project moving. This parallel workflow prevented delays on the primary build. 

 

Client Feedback 

The finished development features functional and compliant mechanical systems across all zones. The cooling units operate independently, keeping utility usage isolated to individual tenants. The completed extraction fans function exactly as designed under mandatory safety regulations.
